Wilhelmsburg - Modesta Real Estate has been exclusively commissioned with the sale of an industrial property in the district of St. Pölten. The sales process will be handled as a structured bidding process from March 2023 and will be partly on a sale-and-leaseback basis. 

The site for sale consists of a total of two properties, which combine warehouse, production and office space as well as generous parking areas on a total area of around 75,000 m2. The main building consists of six floors and a basement and has been continuously extended and expanded since its construction. The owner, Laufen Austria AG, has already closed down a large part of the existing space; only a small part of the warehouse and office space with a total area of approx. 7,000 m2 is currently being used. The owner plans to lease back this space after the sale on a sale-and-lease-back basis. 

The Laufen property is located only 10 minutes by car from the Lower Austrian capital St. Pölten and the A1 Westautobahn. Vienna can be reached within an hour by car as well as by train. Various local suppliers, restaurants and service providers are available in the immediate vicinity, which further enhances the location of the site. The commercial and industrial area in and around St. Pölten has been characterised by continuous market movements and developments in recent years and is in an upswing. For example, DB Schenker and PREFA have recently settled in the south of the city and modern industrial and business parks are currently being built in both the northern and southern areas of St. Pölten.
