7SENSES – MODESTA REAL ESTATE SUCCESSFULLY SELLS FORMER BOSCH PROPERTY

In April, Modesta Real Estate successfully sold the former BOSCH administration building – located in district 3, Arsenalstraße 11/Hüttenbrennergasse 5, 1030 Vienna, next to the new Central Train Station – to Bena Group as part of a co-exclusive assignment. At the same time, Modesta Real Estate obtained a sole broker agreement for the letting of the property.

The property consists of two parts with a total area of 4,020 sqm. The concrete building, built in the 1970s, was removed down to the frame and the building services were completely renewed in 2000. Bena, Austria’s biggest Business Centre provider is planning to completely revitalise the property which is fully air-conditioned and equipped with state-of-art building technology. Amongst other things, this will include a renewal of the façade and a modern interior finish. In a further building phase, another 12,000 sqm should be constructed.

After the revitalisation of the property, it will be named “7SENSES” and will be exclusively let by the team around Andreas Polak-Evans and Sebastian Scheufele. Occupation will be possible from September 2014 onwards and the spaces are available starting from € 12.00/sqm net. “The property is located in a fast developing area in close proximity to the new Vienna Central Train Station and has just waited for a buyer like Bena. We were very happy to advise Bena and we are convinced that the promising office project “7SENSES” will be let successfully”, commented Sebastian Scheufele, SIOR and Managing Partner at Modesta Real Estate.
